Healthcare & Senior Living
Efficiency That Doesn't Cost Comfort.
Westerly Apartments · Assisted Living, Lakewood, Ohio
Assisted living facilities have non-negotiable comfort requirements · the residents they serve cannot tolerate mechanical failures or temperature instability. At the same time, energy costs in senior living facilities are significant and directly affect operating margins. Precision Mechanical installed a heat recovery system at Westerly Apartments in Lakewood that improved energy efficiency while maintaining the reliability residents depend on.

Improved efficiency, zero disruption
The Challenge
What Made This Project Demanding
Energy efficiency improvements in an occupied assisted living facility come with constraints that don't exist in a vacant building or a commercial office space. Residents are in their apartments around the clock. Installation work cannot generate noise or dust that affects living spaces. The system changeover cannot interrupt heating or cooling to occupied units. And the efficiency solution itself must be reliable · a vulnerable population depends on consistent mechanical performance in a way that office tenants or retail customers do not. The project had to deliver real efficiency gains within those constraints.
Project Scope
- Energy consumption analysis and heat recovery opportunity assessment
- Heat recovery system design for the facility's ventilation infrastructure
- Equipment selection for reliability and appropriate capacity
- Installation phasing to avoid disruption to occupied units
- Integration with existing HVAC system
- Commissioning and energy performance baseline measurement
The Solution
How We Solved It
Precision Mechanical designed and installed a heat recovery ventilation system that captures energy from exhaust air and uses it to condition incoming fresh air · reducing the load on the primary heating and cooling systems and improving indoor air quality. Installation was phased to maintain continuous mechanical service to all occupied units throughout the project. The system was selected for proven reliability in occupied residential environments, with a maintenance profile appropriate for a facility management team.
The Outcome
Results
Westerly Apartments achieved a meaningful reduction in energy consumption without compromising the mechanical reliability that an assisted living population requires. The heat recovery system improves indoor air quality alongside energy performance · a dual benefit for resident health and comfort. The project demonstrates our capability in healthcare-adjacent environments where the stakes for mechanical reliability are higher than in conventional commercial work.
