14th floor, active five-star hotel

The Challenge

What Made This Project Demanding

The Ritz-Carlton, Cleveland presents every contractor challenge in a single project: height, access restrictions, an operating luxury hotel with guests in rooms, strict noise and disruption requirements, and the logistics of moving mechanical equipment to and from a 14th-floor roof in an occupied downtown high-rise. Old equipment had to come off the roof and new equipment had to go up · on a schedule that accommodated city permits, building access, and the hotel's occupancy calendar. Any visible disruption to the guest experience was unacceptable. Any mechanical failure during installation risked the property's ability to maintain the climate standards expected at a five-star property.

Project Scope

  • Site assessment and mechanical system documentation
  • Equipment access and removal planning, with city permit coordination
  • Scheduling around hotel occupancy and operational requirements
  • Removal of existing rooftop mechanical equipment
  • Installation of replacement rooftop HVAC system
  • Ductwork and connection work on upper floors
  • Commissioning and performance verification

The Solution

How We Solved It

Precision Mechanical managed the project from site assessment through commissioning · city permitting, equipment removal, and installation of the replacement system. Work was sequenced to minimize operational impact: the most disruptive phases were scheduled during low-occupancy periods, and mechanical continuity was maintained to the extent possible throughout. The most demanding phases required precise coordination between our crew and the hotel's facilities team. Equipment was chosen for quiet operation consistent with a luxury property's acoustic expectations.

The Outcome

Results

The rooftop mechanical system was replaced without disrupting hotel operations or guest experience. The project stands as a direct demonstration of Precision Mechanical's capability with complex, high-consequence commercial installations · the kind of work that demands planning, coordination, and execution that most HVAC contractors won't attempt.
